The existing concrete coating was the old style, painted “Design Roll”.  If your contractor applied the coating using quality materials, or it is in an area that is protected from the harsh Arizona sun, then it may still be in reasonable shape, just outdated.  That was the case with this project; it was not necessary to remove the existing coating.  Our customer had a small area that was damaged, but really wanted an updated look.

New Home Garage Floor Coating ~ What to know!

So you’re moving into a new home. When is the best time to have a protective garage floor coating applied? Before you move it! That is, if you have the luxury of time on your side.

The garage floor coating application is a 2-4 day process, depending on the coating system you choose. There are even 1 day coating applications, but they generally will cost a bit more. Your new floor will typically allow light foot traffic 24 hours after completion and vehicle traffic after 7 days. There are coating systems that will give a quicker dry time, but again, there is a cost for the convenience.

When moving into your new home, be cautious of placing cardboard boxes on a new floor coating that has not reached the optimal cure time. Moisture can be trapped between the box and floor. There have even been cases where ink on a printed box has transferred onto the new coating. These cases are rare, but, it’s wise to heed the dry time guidelines from your installer.Garage Epoxy Flooring

It is also a good idea to ask your mover to use cloth tarps when rolling furniture dollies in and out of your home through the garage. This will help minimize your new floor being accidentally scratched.

As an entry level, all around GOOD coating, you can’t go wrong with an Epoxy and Polyurethane coating. This is a 2-coat, solid color thin film system. This garage floor coating system provides great scratch resistance, heat resistance and an easy to clean surface. Oils, etc. will wipe up with a paper towel.

5 Reasons for a Garage Floor Epoxy Coating – Mesa, AZ

It seems like everyone is doing it…. Installing a coating on their garage floor. Some coatings are a solid color, some have color paint chips in them, some are metallic, others look like granite and some, why they are not even Epoxy. So, why should YOU have a coating applied in your garage? Here are just a couple reasons:

1) Oil drips: They wipe up with a paper towel! No floor coating is indestructible, but, by using the right materials, they can be pretty forgiving.
2) Cleaner Garage: Your garage will stay cleaner because dirt and dust are not trapped in the surface pores of the concrete floor. A sealed garage floor will be much easier to clean. In the absence of wet spills, you can sweep or use a leaf blower to clean the floor.
3) Cleaner garage means a cleaner house: Less dust and dirt are tracked into the house when the floors are clean in the garage. Enough said….
4) Brighter Garage: Epoxy floor coatings will provide “reflective” light, making the garage appear brighter. The lighter the color the brighter the garage will look. In the absence of good lighting, this is definitely a plus.
5) It looks good! These days we do more than “just park our cars”. Garages act as playrooms for our kids, party rooms and Man Caves!

How to Clean your Epoxy Concrete Coating, Mesa AZ

After the first question of “How long before I can walk/drive/park/etc. on my new coating”, the next question is “How do I take care of my new epoxy coating?”

First and foremost, concrete coatings, whether epoxy, polyurethane, polymer modified overlay or stain, DO NOT REPEL DIRT! Sealers and coatings are designed to allow you to clean your floor easier than the bare concrete surface. Concrete is porous, thus it holds the dirt and dust; making hard to clean. By applying a sealed concrete coating, the surface is no longer porous so the dust and dirt are not trapped in the surface.

So again, how do you clean your concrete coating?Hachey Front 2 AFter 2012

Always sweep your floor to keep dirt and dust from building up and being ground into the surface. If the floor is outdoors, you can easily use a leaf blower or garden hose. If indoors, you can always use a broom or dust mop. The surface is easily cleaned with water; by mop or hose. A non-filming cleaner can be used if water alone is not giving the desired results. I like to use vinegar and water as my “go to” cleaner.

These measures will help to extend the life of your concrete coating and keep it looking good!

How to Prepare Concrete Floors for Coatings, Mesa AZ

The success of your concrete floor coating, like all things, starts with proper preparation of the surface. Even the most expensive coating materials will fail if the surface is not prepared correctly.

You must “open the surface pores” of the concrete so that the coating materials can form a tight bond with the surface. The surface must be free of dirt and contaminants as well. While there are various ways to achieve this, many professional concrete coatings applicators and DIYers will use a Chemical Etching Method.

Chemical Etching is an effective preparation technique used on concrete that is “bare” or “un-coated”. The application of an acid based mixture on the concrete will cause “fizzing & bubbling” of the surface. Despite how this looks, this is a good thing! If there is no “reaction” when applying the mixture, this means that the concrete has some type of sealer present that the etching solution can not penetrate. Other means will be necessary to correctly prepare the surface.

After you have “etched” the surface, it must now be “neutralized”. This can be completed by applying a mild ammonia and water solution. Some individuals use baking soda to neutralize the acid mixture. In both cases, the idea is to stop the action of the acid.

Finally, the surface must be rinsed thoroughly! No traces of the etching or neutralizing solution can remain. It is best to rinse the surface a couple of times to make sure all traces of dirt and contaminants are removed. If in doubt, rinse again!

When it is time to re-seal your flagstone coating, using the correct sealer is the key to an on-going beautiful coating.  Use the wrong sealer and it will peel, bubble and look “just awful” in a short period of time.

Flagstone Coating – Before

The surface can become “cloudy” looking or give the appearance of peeling/flaking like when you have sunburn.

So what is the right sealer?  If your flagstone coating was applied with a water-based acrylic sealer, you will need to re-seal with the same type of product.  Also on the market are solvent based acrylic sealers, water based urethane sealers, solvent based urethane sealers, etc…you get the picture.  As a homeowner, you pretty much need to know the type of sealer your contractor applied at the time of installation.

Flagstone Coatings – AFTER Re-Seal

OK, so you have a flagstone coating that was re-sealed with the wrong type of sealer…flaking, peeling, etc.  What now?  You need to remember, regarding of the type of coating, “what is put DOWN is only as good as what it is put ON!”  If the underlying coating and sealer is still good, then you need to remove the top coat sealer that is failing.  Once that is done, you can re-coat with the correct sealer and return to enjoying your beautiful flagstone coating.
